The Beechcroft Trust was established in 1985, as a non-profit organisation, to manage high quality retirement developments, set in attractive landscaped grounds.

Our award winning developments of spacious cottages and apartments are well located within walking distance of local shops and other amenities. Properties generally have two or three bedrooms, private terraces and conservatories or balconies. All have garaging or private parking, smoke detectors and an emergency alarm system with 24-hour monitoring service.

A personal service is provided by a secretary on each development who provides background support and looks after the day-to-day management. The Trust insures and repairs the buildings, arranges all outside maintenance, refuse collection, window cleaning and the gardening.

The Trust is keenly aware of the importance of keeping costs down and these are always carefully controlled in consultation with owners. They should be no more than the cost of running your present home and there are no ground rents. A reserve fund is maintained for each development to remove the uncertainty of large maintenance bills, such as external redecoration work and other repairs. The costs are shared equally between all the properties and charged on a quarterly basis. A certified copy of the management accounts is submitted to every owner each year, together with the estimated costs for the next year.

A long lease of 999 years forms the basis upon which the properties are bought and sold on the open market, with the single restriction of an age covenant on the occupier, to preserve the character and objectives of the scheme. The principal occupier must be over the age of 55.
